Step 1 – Stand Out from the Crowd – Forget about following the footsteps of all the other real estate agents sending out “Just Sold!” real estate flyers. 

Find a unique angle and amplify the message related to that angle. Create flyers showcasing your experience working with real estate investors and showcasing your investor/buyers’ list.

Step 2 – Pick the Right Paper – Don’t choose cheap, lightweight paper for your flyers.  A good rule of thumb is to use the type of paper that is about as heavy and glossy as those used for magazines.

105 gsm Art Paper will be just great to do the job.  Forget about the 80 gsm specs, the price for 5000pcs in Singapore between these 2 specs of paper is only S$10.00 different.

A heavier, glossier paper may come into play when you are marketing a home with a higher listing price i.e. 128 gsm Art Paper.

Honestly, personally I don’t recommend 128gsm Art Paper if you are targeting HDB as this spec of papers are just too thick and useless to be kept for recycling. Majority of the people residing in the HDB will throw it directly into the bin once it’s out from their letter box.

Maybe this cold hard truth will turn you off but at least 105gsm flyers might just have a much higher chance to survive to reach the dining table as aunties would recycle it by folding them into the origami trash bin for their disposing of chicken and fishbone.

This helps as it gets your flyer a second chance to be read during the folding process. :p

Step 3 – Create an Attention-Grabbing Headline – Along with the photos of the property you are marketing, your flyer’s headline MUST grab your audience’s attention right off the bat.  A great headline will captivate readers to encourage and lead them to continue reading your marketing/sales materials.

Ask other senior agents (In Singapore, we address them as “THE OLD BIRDS) if they have any tag lines or keywords which worked well for them.  Once you have tested and found several effective examples, stick with what works.  You’ll save time, money and effort and you don’t need to start from scratch each and every time you create a real estate flyer.

Step 4 – Choose Your Words Wisely – If you are writing for your real estate flyers, invest time and effort learning how to craft, well-written marketing/sales script .  You can easily find tips and tricks for creating effective marketing contents by doing a quick Google search. 

Step 5 – Focus on Photos – Include plenty of photos of the exterior and interior of your property listing.  You know what sells .  Showcase those features in your flyer’s photos.  And remember, there is no excuse to use photos that are not visually appealing.  Use online editing tools to correct focus, colour, contrast and other image problems .

Most importantly, please request the property owners to clean and tidy up their property before you take the marketing photos . Images of dirty and untidy listings is an express ticket into the rubbish bin .

Step 6 – Be Brief – Don’t write long-winded, wordy descriptions.  Let your photos tell the story.  If the kitchen has custom cabinets and granite countertops, make sure those features shine through in the photos.  It is unnecessary to repeat in words what is obvious to the eyes . Use the available real estate photos on your flyer to sell the home,  not by describing the homes’ features.

Step 7 – Share Contact Info –  Don’t forget to add your contact information!  Yes, this seems like an obvious detail.  However, it can be often overlooked.  The last thing you want, is to create a marketing masterpiece and forget to share how interested buyers or sellers can contact you.

Write a “Call-to-Action” that doesn’t tell a prospect to take action, but instead, invites the prospect to take action.  Make sure your “Call-to-Action” – whether it is to make an appointment, email/call for further details or visit your website for more photos –  is on the forefront and Cetralized which makes it impossible to miss.

Final Tips #3 – Understand The District You Are Targeting – For example, New Estate, a double sided printed in English flyer would work just great as majority of the property owner are young or newly married couples.

But for older and more matured estates, it is advisable to have one side of your flyer to be illustrated in Chinese (Mandarin) because a good handful of the owners are senior citizen who can’t read English. You will be surprise with the result, one important thing to take note, have your Name & Contact number printed in BOLD.

 (Snr. citizens doesn’t have that good of an eye-sight for reading small print, they will be too lazy to get their reading glasses or asking their children to read it to them but in either scenario, your flyer still end up in the dustbin.)

Showcasing Social Media in Offline Marketing Materials

Social media marketing is now a part of almost every real estate agent’s marketing strategy.  All of your marketing materials – online or offline – should include your Facebook page, Twitter account, Pinterest boards, YouTube Channel and other social networks.  Here’s a tip for you when sending out real estate flyers.

Instead of using the generic “Find Me on Facebook” with Facebook logo, use your actual online Facebook web address (i.e. Facebook.com/MyRealEstateCompany), or using QR codes. The same goes for your Twitter account or other social networks.  Here’s why.
